1. You will get much more land  for less money then you would pay for IMPROVED LAND.


2. UNIMPROVED land is really selling fast but what do you give up.

  a. Roads are what we call logging roads and will NOT be maintained by the association. I suggest you have four wheel drive vehicles.


  b. There is electric in Phase I and II of Cherry Hill Estates , property that adjoins this unimproved Phase III.


 c. The cost to bring in electric can be quite expensive but I imagine that at some point in time, as Phase III sells out, land owners may pool together and bring in electric.


 d. On the other hand, off the grid buyers may not care to have electric and the owners can work out a plan to maintain those roads in phase III.


3. The seller will NOT provide utilities, will NOT complete the roads nor install culverts or make ANY improvements to phase III roads. Buyers are buying the land "  AS IS ".


4. You can use your RV or camp 6 mts. out of the year.
